Social economy development and people's living standards are all relying on advancement of the real estate industry. With the rapid development of Chinese real estate industry and increasing of the people's living standard, the real estate market in China is in a new stage of excellent development. It is also an important work to establish and improve residential service market for the sustainable development of real estate market in Hua.This paper aims at that the operation of the real estate market is not ideal and the problem of vacant rooms is becoming worse and worse. Combined the economics theories and the knowledge of market research together, consulted national and international methods about solving vacant rooms. Through studying the actuality and the developing trend of vacant rooms, evaluation standard, economic characteristic, analyzed the influencing factors of vacant rooms from the three aspects of governments, corporations of real estate and consumers. Through applying level analysis method, evaluated the proportion of each influencing factor, discovered the vacant rooms is not really an excess of merchandise building. Then, tried to solve this problem from how to reduce vacant rooms continuously and how to deal with present vacant rooms. On one hand, governments, corporations of real estate and consumers should use their own effects together to reduce vacant rooms continuously, on the other hand, through studying the succeed method in China of property operation to deal with present vacant rooms by making the second and third class real estate market changed together, analyzed the developing trend of the future real estate agency, the influence and the countermeasures to the second and third class real estate market after China joined into WTO. Combined with the situation of Hua, put forward a method of room displacement operation. On the basis of a simple room displacement investigation carried out in the high tech area in Hua, give out a concrete practice process.I hope that this paper will be a reference for governments to enhance the management of residential market and the corporations of real estate to expand the new market space, and has a positive and promotive function for the development of residential market.Qin,Zhang (MBA) Directed by:...
