| House is closely bound up with people's life. Housing building, the most common and important engineering task in engineering building, plays a significant role in social economy development. It occupies about 50% of basic building capacity in the whole society, which pushes relative industries forward greatly. In recent 10 years, especially since 1996, the housing building in Changsha city has made healthy progress, among which, the growth of commercial housing catches our eyes most. Changsha real estate market, firstly, has experienced native-bom stage; secondly, the stage of advanced exploiting idea, for example, it learns from the advanced cities like Guangzhou, Shengzhen, Shanghai; thirdly, the stage of digestion and assimilation. This stage reflects in the fact that Changsha real estate assimilates the advanced experiences of brother city and unique regional culture of Changsha; fourthly, the stage of ration increase. This reflects in the fact that its brand management, scale management has grown up gradually. It is worthwhile for us to research systematically and discuss deeply to opening-up experiences and vivid characteristics of Changsha real estate market. Furthermore, it deserves us, who deal in housing building, to pay much attentions to some problems, for instance, the influence of economic policies on development of housing market, house'design, house' layout, supporting facilities and property's management, and housing marketing.This paper is divided into four chapters to discuss the commercial housing of Changsha city. In the first chapter, proceeding with the development and change of commercial housing mainly, the author concludes four development stages and the characteristics of commercial housing of three generations of Changsha real estate market; In the second chapter, the author classifies Changsha's house from layout, small district's overall arrangements style; In the third chapter, the author looks on its peculiarities and development trend from angle of housing building design, thinking that some new ideas and ways should be pursued; In the fourth chapter, the author puts forward some problems and opinions so that others may come up with valuable opinions, leaving everybody to ponder commercial housing building of Changsha deeply.To sum up, this chapter, starting with the investigation of Changsha housing building, especially the commercial housing building, discusses how to insist on designing principals of ration, basing on people in large-scale housing building recently so as to improve people's dwelling environment. We expect that future urban housing building of Changsha will move toward the path of ration, humanity, greenness, and sustainable development. |
