Since the beginning of the policy of reforming and opening to the outsideworld, with the development of economy and deePening of the reform, Greatestchanges have taken place in China's real estate, the striking characteristic of whichis that the cornmodity residence is having a wide and deep continuous development.Real estate has played an important role in the construction of national economy,and real estate market has become an important part in the system of socialistmarket. Thus residence has been changed from welfare product into commodity.How does commodity residence satisfy the market needs? How do we constantlybring forth new ideas on the base of steady development and then get a furtherdevelopment in real estate? Both of the questions above are key-points of estatemacro-policy in China and hot-points that real estate merchants are paying attentionto, and also the essential conditions that consumers must think of , and a[sostrategies of constant and steady development of national economy. The continuousand steady development of real estate has a close re1ationship with macroestate-policy in China and with finance, insurance, securities. Thus it is the fOcalpoint of the merchants and consurners in real estate and all circles in society. Inresearch of real estate market management in present China, the writer keeps to thepoint by describing the emergence and development of real estate and analyzesdeeply the position and function of real estate in the development of nationaleconomy, major problems in real estate market management, and strategies andmeasures in real estate market managemettt.The thesis contains three paris. The first part, ootline of real estate theory,mainly discusses the definition, emergence, development, classification,characteristics of real estate and its position and funtion in economy developmeni,and finance analysis in real estate. The second part expounds major problems inChina's real estate market management, which are that interrelated laws andregulations are not perfect, and that administration systems in real estate are ossified,and that some administration depttients are not well cooperated, and that realestate market system is not mature. The third part is on perfecting real estate marketrnanagement in China, in which the author expounds how to grasp the specificcharacteristics of real estate market management and its special Position andfiJnction in national economy, how to welI cooperate the reIationship betweenfinancing management and finance suPport in real estate, how to transformadministration function and to enforce estate management, and hou' to active1ytnanage real estate market and develop humanism marketing promotion.The feature of the thesis is that the author does a deep thought and stUdy inspecific characteristics of real estate, combined with the actual need of reaI estateafter China's joining in WTO. On the base of the above, the author also does a deepand all-round analysis of specific characteristics of real estate management, thethirst for financing and its ways and measures fOr choice, and baldly puts fOrwardthe reforming route of financing organization and measures in real estate, thestrategy of marketing mix, the fOundation of real estate management system andperfection of regulations in real estate, all of which appear weak in China's realestate market at present.
