Chinese Commercial Banks Personal Housing Mortgage Loan Risk Management Research

Mortagage loan on individual residence, praised as bank's performance, not only enhanced the demand for individual residence efficiently but given strong back to residential industry development, However, it still has risks, due to a series of its peculiarities in terms of concealment, diversity, decentralization ,lag and so on. Therefore, Intensify preparation for its research on hidden risk, working out effective measures to keep a lookout and counter -measures in view of specific situation is significance to the funds safety in our country's commercial banks.This thesis consists of four chapters:Chapter one ,by using risk analysis principle, based on its reasons , phenotype and other aspects, this paper analyzes the risks faced commercial banks mortagage loans on individual residence .Chapter two, based on the analysis of risk management measures in commercial banks, the paper finds out loopholes and problems appearing when granding against risks in current individual mortagage loan measures of commercial banks.Chapter three, By using foreign country's advanced experiences in risk management of mortagage loan on individual residence for reference, the paper presents respective measures of preventing risks in view of mortagage loan on individual residence.Chapter four, In order to solve the problems of risk on credit, rate and floating which commercial banks are uncertain, the paper has made a penetrating analysis and statement of the reasons, obstacles, methods of granting mortagage loans on individual residence, based on establishment of individual credit system andmortgage mortagage loan on individual residence as well as negotiable securitization.In brief, the author hopes that the analysis above mentioned is possibly to make some contributions to preventing the risk of mortagage loan on individual residence.
