As China entered the aging society, the elderly population proportion is increasing. The old estate which is a combination of real estate and the olds industry, meets the needs of the elderly living, entertainment, fitness, and has gradually gained more attention, and become the development trend. But at the present stage, the development of old industry can not meet the needs of large elderly population, and there are many problems:too many old people share limited resources; inadequate supporting industries don’t produce enough products for the elderly, and offer enough service; policies and standards have not been set to regulate this new industry, thus the development of it is uneven, and a variety of problems have emerged. However, with the development of the aging of the population, the corresponding old industry, the old real estate will also have a broad prospect. This paper studied the old real estate development of aging population. The article is divided into six parts.This paper gives a detailed description of the real estate in order to make the readers have a clear definition and understanding of this industry, and introduces the main current types of real estate industry in our country, and finally puts forward the direction of the topic and its background and significance.Second, the paper analyses China’s population structure and the trend of aging, and introduces the characteristics of the aging population in China, and influence of aging population on the real estate. And it introduces the present situation and development pattern of old real estate in our country to make everyone have a certain understanding of it.Third, by using the tool of "PEST macro environment analysis", the paper nanalyses the current macroeconomic environment to make the readers have a comprehensive understanding of the macroeconomic environment and its influence on the old estate. Through that way, the author explained the restricting factors of the old real estate development, which will lay the foundation for the analysis of the opportunities and threats in the next chapter.Forth, through investigation and interview, the author briefly introduced the characteristics of "YY International Apartments for the elderly", and the existing problems in the operation, and analyzes the external and internal strengths and weaknesses under the SWOT model, to give everybody a complete understanding of the problems encountered at this stage of China’s old estate development.And then the author introduced some examples of enterprises in the USA, Japan, European countries and other regions, and problems existing in the development of the old estate. By doing that, the aothor analyses policy and management of the government at the time, and the situation of enterprises, and finds out the old estate development highlights at abroad.Finally, according to the restrictions of the old real estate of the front two chapters in the macroscopic aspect, the author gives some suggestions for elderly estate about the policies, laws and regulations in our country, and recommends strategies for the development of enterprises. |
