With the appearance of the improvement of the aged population and sub-replacement fertility in our country,the aged population in China will tend to be fast growing in the following over 10 years.And China will also be the country with the largest aged population in the world.The conflicts of the fast growth of the aged population and the incomplete social system of elderly care service will be outstanding day by day.In recent years,the government has started to pay attention to the issue of elderly care,especially their residence.The old people's residence is one of the factors composing the life of the aged people and is also the most fundamental element.Therefore,the aged people's residence is one of the most urgent issue,which needs solving.At present,lots of real estate companies in the domestic have found the huge development space of the real estate of the elderly care and have started to create and lay out the real estate of the elderly care.However,in terms of the profit issue of the real estate of the elderly care,it is still in the exploration stage.There is still no fixed profit mode.Aiming at the issues stated above,the paper will take the real estate of the elderly care as the object of study and focus on studying the profit issue of the real estate of the elderly care.In addition,it has conducted the feasible analysis and finance calculation with the help of the data of the project from A company,so as to explore the practical and feasible profit mode.The study idea of the paper is to state the concept of the real estate of the elderly care and the profit mode first and then describe the development history of the real estate of the elderly care and conclude and summarize the current status and classification of the profit mode of the real estate of the elderly care.Later,by comparing and analyzing the typical cases of the real estate of the elderly care at home and abroad,it has provided the development of the real estate of the elderly care with precious experience and inspirations.In the end,by connecting the project of A company,it has analyzed the feasibility of the real estate of the elderly care of A company qualitatively from the aspects such as policies,sites selection and competitors and financially calculated the economic benefit of the project quantitatively.Through analysis in the paper,there are mainly 6 kinds of profit modes of the real estate of the elderly care,which are respectively “pure sale”,“sale + operation”,“leasing +operation”,“government subsidies”,“sale + leasing” and “leasing + trusteeship”.In terms of A company,in accordance with the project in A company,A company fits to develop the profit mode of “leasing + operation”.Because A company is in the first-tier city,the aged population is dense and land resource is scarce,which leads to high costs in land purchase and development.Therefore,A company chooses to create the real estate of the elderly care in the form of reforming the old property,so as to fully utilize the public resource in the first-tier city and promote the embedded elderly care.It can be profited by renting the residence of elderly care and providing the elderly care.In this way,it can not only decrease land purchase and development costs,but also make up for their insufficient resources,which can reduce operation costs and improve income.By means of studying the profit mode of the real estate of the elderly care,the paper has tried to solve the profit issue while solving the social elderly care issue,so as to point the direction for the development of the elderly care industry in the future.
