In 2020,China has begun to accelerate its pace into an aging society,and the economic and social problems brought about by aging will become increasingly prominent.my country's pension pressure in the next 30 years cannot be ignored.As one of the three financial pillars,the insurance industry bears the brunt of the responsibility and obligation to contribute to solving the problem of aging.At the same time,insurance companies have also faced stagnant premium growth in recent years and urgently need to seek new solutions.Issues such as revenue growth points.To solve the problem of elderly care,the first step is the construction of elderly care institutions,which will inevitably involve elderly care real estate.At present,my country's senior care real estate is still in its infancy,and its supply is seriously insufficient.Especially in the highly respected overseas senior care real estate operation model,my country has just started.Insurance companies and real estate development companies will focus on the construction of a comprehensive socialized elderly care community,creating an amazing modern elderly care real estate industry in my country.At the same time,only relying on pension support is far from enough to meet the social pension problem,so it is urgent to seek the development of a healthy pension economic model.This article will make quantitative predictions on the future consumer market for the elderly based on the data currently available,extract the excellent experience of domestic and foreign pension real estate,and discover the deficiencies and possible problems that domestic insurance companies may face in the deployment of pension real estate.Construct a model to analyze the feasibility of investment decision-making,and explore a series of models and suggestions suitable for my country's insurance companies to enter the pension real estate.Starting from Chapter 2,this paper constructs a GM-LSTM combined model to predict the population data of my country in the next 20 years,and uses the prediction results to calculate the quantitative value of the future elderly consumer market,so as to provide insurance companies with the necessary layout for the retirement real estate industry analysis.This article focuses on the analysis and comparison of successful cases at home and abroad in the third chapter.Due to my country's special national conditions,foreign excellent experience is not necessarily suitable for localized operations.Therefore,through comparison,the highlights of excellent cases are drawn,and at the same time,it is the first to lay out with domestic A comparative study of the operating modes of insurance companies in the pension industry is carried out to explore the path suitable for insurance companies in our country.In the fourth and fifth chapters,the focus is on constructing an insurance company investment decision-making evaluation analysis model,using real options theory to explore the feasibility of the project,and calculating with a specific example to facilitate the insurance company's investment Decision analysis,thereby reducing operational risks.Based on the research in the previous chapters,in Chapter 6,we mainly make recommendations and explorations on insurance companies' investment in senior care real estate.Insurance companies should fully intervene in all aspects of senior care services,rely on their own advantages,and use a huge marketing team to quickly acquire customers.,Cultivate customers and improve the utilization rate of pension resources.At the same time,we must grasp the commercial value contained in home care and institutional care,and focus on the development of institutional care projects that combine smart care and medical care.Pay attention to specialized division of labor and cooperation,such as real estate and medical care.It is necessary to pay attention to the sub-industries of the elderly care industry design,and pay attention to the layout opportunities of the surrounding industries such as nursing and medical care integration.
