Since the reform of the housing system of our country, the real estate market has gradually liberalized and achieved rapid development.The rational and objective assessment for value of the real estate plays an important role in primary and secondary real estate market in economic activities.The land market in Kaixian is active and the case of urban residential land to sell and transfer is particularly much, therefore, the market comparison approach has become the most widely used evaluation method in Kaixian area.According to the actual situation of Kaixian’s urban development and real estate development, and in combination with the factors affecting the objective analysis of the market comparison approach,this Paper aims to form a suitable market comparison approach system for evaluation of Urban commercial land price in Kaixian, In view of comparative case and each correction factors for screening and quantification in the market comparison method, and combined with the market investigation and analysis the appraisal system of market comparison approach, this paper analyzed Kaixian’s overall urban planning, economic indicators and land transaction case in recent years, the main results were as follows:1. Significant correlation factors of the regional market comparison method concluded the transaction time which is one of the general factors; the distance from the center of business, public facilities, commercial prosperity, complete infrastructure, public transport convenience and accessibility of the road which are all belong to the regional factor; capacity rate, land level and area which are individual factors.2. On consideration of special effects of Three Gorges migrants to Kaixian, Kaixian’s land price index in recent years were modified based on chongqing’s land price fares.3. By modification of significantly influence factor for land price Such as volume rate one by one, each difference of 1 km for distance from the business center made 0.5% correction; each difference of a grade of public facilitiesh made 2% correction; each difference of a grade of commercial prosperity made 5% correction; each increase or decrease of 1 bus route made 0.5% correction and 1% correction for Rail transportation; each difference of a grade of accessibility of the road made 2% correction and each increase a one-way street or the pedestrian street was modified 1%; in order to reduce the significant influence of volume rate on land price, using comparative case floor price as base price, street condition of each difference of a grade made amendment 5% and area of each difference of a grade amendment 2%.4. Established the suitability quantitative model of reference case which was that the suitability of reference case= 60/volume rate+ 15/trading time differences+ 25/area suitability level difference.According to this model> the subjectivity and randomness of case selection was solved and the credibility of the appraisal was improved.5. Considering a major change in the urban planning in Kaixian, the commercial location model for kaixian was rebuilt and the urban land levels of kaixian was adjustment using the principle of town land classification and gradation. The land level of areas outside the the original planning areas increased 2 to 5 level, which provided the beneficial reference system for regional land price assessment.
