The rapid development of China’s real estate industry, with the rapid development of real estate, various forms of real estate development in the form of more and more diverse. Commercial real estate such as office buildings because of the large amount of income, good value, long life and other characteristics, has become an important object of corporate mortgage financing. Therefore, as an important part of commercial real estate mortgage, it has important practical significance to assess the value of commercial real estate mortgage as an important part of commercial real estate mortgage.Taking into account the particularity of the mortgage valuation of office buildings. The in-depth understanding of the characteristics of the value of collateral and office building estate mortgage value concept, and the valuation of the connotation and influence factors and the value of commercial real estate mortgage analysis, summed up the existing office building estate mortgage valuation method, analyzed their respective applicability. On this basis, further based on the perspective of risk construction office collateral value assessment model, the introduction of mortgage value coefficient, involving construction value of collateral risk index system, calculated the value of collateral risk system, to calculate the mortgage value, evaluate the market value and so on several aspects. Combined with the specific case, this paper puts forward a more detailed exploration of the value of the real estate mortgage.In this paper, based on the perspective of risk construction office building collateral value assessment model is a set of scientific, complete, reasonable office building collateral value assessment method. It can not only scientific and accurate evaluation value of the mortgage office, also can help banks to determine the amount of loans and risk management.
