.90 Real Estate Macro-economic Control Analysis

The real estate industry which is an important constituent of our country tertiary industry is a comprehensive industry and is also the foundational and leading part of our national economy. The real estate is a newly emerging industry in our country, but day by day, it become more and more important in the national economy, and is becoming the new pillar in our country's economy development. But due to its late starting and imperfect development, our real estate market presents some typical basic-level market characteristics, just as some obvious fluxion undulations. Under such situation, in recent years, especially after 1990's, the Chinese government has carried on a series of macroeconomic regulations to make the real estate market under control, the new turn of which since the year of 1993 even continues to the present.What kind of change did the government's regulation bring to the real estate, whether it has achieved the anticipated aims or not, what the government can do in the future to regulate the real estate industry and make it develop itself much stable and healthier are all the matters that this thesis will analyze and discuss about.On the basis of the macroeconomic regulation and control police analysis, this paper carries on the economic analysis to the real estate macroeconomic regulation and control from three aspects: the financial policy, the agrarian policy and the tax policy.From the exact development situation of the real estate industry in our country, the thesis gives a simple description to the real estate; subsequently it analyzed the policy appearing background, existing problems at that time and also the appearing reason.
