Based On Estate Management University Stadiums Management Mode Optimization Research

University stadiums are special property of school and sports, educational property is essential attribute which is different from other types of stadiums, and its main function is to improve education services for the teachers and students, to promote the teaching, research and other work carried out smoothly. With the development of society, university stadiums management optimization has become an important part of university reform. To make the sound development of university sports stadiums, reduce government (schools) of the financial burden,the program during its use, safety, efficiency, maintenance, and environmental aspects of stadiums management of the new professional requirements in its management, the need for innovative concepts, models and methodologies to facilitate effective on the management services. This is directly related to the physical education level of scientific research and sports development, and related to the stadium itself, social and economic benefits of play. With the development of market economy and the promotion of University Logistics, estate management itself has shown the characteristics and advantages, has made it become a university stadium management direction for the development. I believe that the introduction of university stadiums of its management and operation of sports venues in order to achieve an efficient operations, to better improve the management level of university stadiums and the construction of harmonious campus, and scientific and rational use of university stadiums resources to provide the theoretical basis, to be a positive and useful exploration.In this paper, using literature data, questionnaire, interview, statistics and other research methods, to study on the management of university stadiums, the specific objectives are:(1) to understand the management of University stadiums the current development.(2) to understand User satisfaction of the different management mode of the University stadiums.(3) to advice for optimizing the development of the university stadiums management. This is for us to understand management of University stadiums and selection consistent with the objective laws of the characteristics of university stadiums management has an important role. Meanwhile, the paper also carried out the corresponding empirical research,that is, Zhengzhou University and Henan University of two different management models stadium as carrier, the status of the stadiums management and user satisfaction carried out survey, and the results obtained for analysis.Access to the following conclusions:(1)University stadiums management mode have:centralized management mode of the sports sector, lease management, contract model, the specialized agencies of the school management and estate management,etc. other five kinds.(2)Estate Management have social, professional, entrepreneurial, business-type features.(3) User satisfaction of estate Management mode is higher than user satisfaction of centralized management of school physical education department, the property management model that has its own strengths and scientific.(4) The comparative analysis of the survey results, we can see the property management and efficient operation of the reasons are:the implementation of the management system of ownership and management rights, "separation of ownership", the management of the main self-financing, self-management;Strengthen the management of the main stadium for high-quality managing personnel training, establishment of a comprehensive, rigorous, scientific, reasonable rules and regulations and the development of job responsibilities that can be quantified.
