With the constant perfection of the market economy, the real estate industry is rapidly developing. The real estate development projects are capital-intensive items, which tie up funds, need a long period of construction and the complicated building processes. To some extent, these characteristics prove the high financial risk of the real estate development projects. Therefore, the financial evaluation plays a very important role in the project management project in the real estate industry. the success real estate development projects are depend on the financial evaluation during the development process. At present, the project financial analysis theories always pay attention to the producing enterprise and general construction projects, project financial analysis theory mainly research the above projects. However, there are strong differences in investment and construction between the real estate developments and traditional industrial projects. Now, in real estate development projects, the financial analysis still mainly relies mainly on the traditional financial analysis, lack of a systemic financial risk assessment method. This paper uses the example of Jinan HengDa real estate project, does a comprehensive, scientific, systematic research to the financial evaluation from an originality view, which will provide a reference of the financial analysis research in this field. It has certain theoretical meaning and useful value.This paper begins with the development background of the real estate industry, explains the research significance and proposes. After that, this paper reviews the researches of the financial evaluation all over the world, and introduces the main theories of the financial evaluation. Through the main financial indexes, including profitability indexes, debt paying indexes, and uncertainty index, explained the basic operating information of the rational project management. Through the economic background and the analysis of the financial channels and construction, this paper uses the information gained from the last chapter to explain the financing diversification. At last, this paper gives the suggestions to the financial evaluation development. To make a better research, the structure of the paper is arranged as follows: The zero chapter: Summary. In this part, the author introduces the background, the overview of the real estate project financial evaluation,the research structure, the innovation and the disadvantage.The first chapter:The theories foundation of the real estate financial analysis. This part is the foundation of this thesis. The writer tides the theoretic foundation of the financial analysis at first. Then introduce the main methods of the financial evaluation. At last, give appraise to the financial evaluation method.The second chapter:case analysis-the summary of the HengDa Oasis real estate project. This part mainly introduced the basic information of the HengDa Oasis project.The third chapter:Case analysis- the financial evaluation of the HengDa Oasis project. This part did the qualitative analysis of the HengDa Oasis project firstly. After that, evaluate the profitability capacity, debt paying capacity, and uncertainty capacity of this project, using the financial indexes. At last, discuss the risk Coverage methods, and make suggestion to the project.The fourth chapter:Summary.
