Since twenty-first Century,with China strong economic growth,real estate investment activities into the fast track of development,just a dozen years,the real estate investment from less than 500 billion in 2000,increased to more than 10 trillion now.The real estate industry,especially as the national economy is an important part of the local economy,the social status and economic role is huge,but the rapid development of the real estate investment activities,also brought many complicated problems,such as housing prices rose too fast,the market supply and demand imbalance,credit crisis,has become the present stage the sharp social contradictions,on China's real estate market,financial market,and all aspects of society and beneficial to the people's livelihood brings a severe test.Under this background,the regulation and control policies of national real estate have been introduced and improved.It is a consistent keynote and way of thinking to squeeze bubbles and guide the healthy and steady development of the real estate market,which also has great influence on the operation of real estate investment projects,and increase the challenge for developing enterprises.If we want to successfully complete a real estate investment project,and it is healthy and profitable,we need to do a lot of homework in the project decision-making stage,that is,the feasibility study of the project,and the financial evaluation of the real estate project is the top priority in the feasibility study stage.As we know,the real estate investment project is different from the general financial investment,manufacturing project,its main feature is the large amount of investment,long construction period,fixed position,high risk and so on,which also determines the real estate investment projects need to be rigorous,scientific and feasible technology scheme in economic decision-making stage and project finance the evaluation can effectively solve the problem.From the perspective of investors,quantitative and qualitative analysis is used to determine the investment income and financial viability of projects,and the risk resisting ability and corresponding measures of projects,so as to provide sufficient basis for investment decisions of projects.Based on the knowledge of project management and engineering economy,this paper comprehensively expounds the system contents of financial evaluation of real estate investment projects,and introduces the main methods and processes of financial evaluation.At the same time,this paper analyzes the financial evaluation work of the DH real estate project in Anqing.Through the analysis of DH project investment environment,project positioning and construction scheme,the essentials of technical and economic projects,projects of the advantages and disadvantages of a preliminary judgment;through the calculation and analysis of the main financial indicators of the project construction period,the project investment benefit and cash flow;the project uncertainty analysis and find out the main factors affecting the project investment benefit and the ability to project risk resistance size,in order to carry out the decisions and arrangements.Anqing DH project is the commercial real estate investment projects is representative of the purpose of this study is to provide a sufficient basis for project investment decision,it is called on the real estate development enterprises in the real estate,land policy tightening to reduce dividends and fierce competition in the market under the new situation,using the scientific method to the investment decision,let me China's real estate market more healthy,reasonable and stable development.
