Many factors affect the development of real estate,including construction industry,service industry and financial industry.At the same time,it is also closely related to macroeconomic stability and the coherence and applicability of financial policies.The relationship between industries makes the financial status of real estate projects not an independent variable.On the contrary,it affects the operation and management of many upstream and downstream enterprises.Due to the continuous market reform in China in recent years,the phenomenon of excessive capital demand in the real estate sector has emerged.More and more large-scale traditional enterprises have also begun to set foot in the real estate field,which has led to the continuous expansion of the real estate market and intensified competition.Financial evaluation is an important tool for determining financial risks in the fields of management,accounting and economy.It identifies business activities,calculates funds and finds solutions to these problems at all stages of project budget,design,production and sales.The development of financial evaluation system related to real estate enterprises and the evaluation of financial level are extremely important for the financial management of real estate development enterprises,and provide necessary guarantee for targeted solutions,Enable enterprises to gain competitive advantage in the changing market.This paper takes Weifang h real estate project as the research object.The research idea is a comprehensive induction of quantitative and qualitative analysis and the combination of theory and cases.It formulates a scientific framework for the research of financial evaluation,so as to explore the problems related to the financial evaluation of real estate enterprises.Specifically,this paper first provides the background information and relevant practical and theoretical significance.Including the main direction of China’s real estate development and reform,as well as the significance of exploration,is to provide reference methods and values for the financial evaluation of China’s relevant real estate industry.In addition,based on the theories and methods of financial evaluation,this paper expounds and explains the solvency,cash flow,profitability,uncertainty analysis methods,related applications and calculation formulas in detail.At the same time,it summarizes the information of the development status of the real estate market in China and Weifang City.This paper takes Weifang h real estate project as the analysis object,gives some basic information about the research object,calculates the indicators required for subsequent financial evaluation based on the data in these information,compiles the cash flow statement and project profit statement on the basis of appropriate estimation,and finally reasonably compiles a framework for financial evaluation according to the previous financial data.Finally,we calculated and analyzed the cash flow,debt repayment and profitability,analyzed the uncertainty of the project,discussed the uncertain risk of the project from the perspective of profitability and debt repayment ability,and put forward relevant risk control countermeasures,so as to provide meaningful and valuable reference for the successful construction of the project.Financial evaluation is an important part of enterprise’s project management.Taking the financial evaluation of Weifang h real estate project as an example,this paper has a clear understanding of the possibility of long-term development,profitability and the ability to use asset allocation.At the same time,based on the analysis of financial statements and financial reports,it is of great help to its strategic design and facility management.It can not only further improve the existing projects,but also provide a theoretical framework with reference value for future projects.At the same time,it also has a certain significance for the reference and application of the industry.
