In recent years, due to continued rapid growth in the domestic economy and the continuing reform of housing system in China, China's real estate industry has been rapid development and become a new economic growth point. Real estate is capital-intensive industries;although there have our diversified financing channels of real estate development, but commercial banks in real estate credit is still a major part of its operating funds. Commercial bank loans and is also the developer and residents' first choice of housing credit, which are the development of the real estate industry has played a catalytic role. U.S. subprime mortgage crisis on their financial institutions and other areas of enormous economic impact, and evolved into a global financial crisis, the U.S. real estate bubble burst fuse directly to the crisis. Although now in post-crisis era, but the commercial banks in real estate loans increasing potential risks, such as:bubble economy coexist with the real estate credit risk, high growth of individual housing loans and credit co-exist with high defect rate, mortgage interest rates and housing The risk of price co-exist and so on. Therefore the establishment of a scientific, comprehensive real estate credit risks management system, not only for the stable operation of commercial banks, and healthy development of very important and positive development of the real estate industry and the stability of our economy and society have far-reaching significance.This article mainly related to commercial bank's credit management theory, including the real estate business cycle theory, asymmetric information theory. Data were analyzed through specific development status of real estate credit, that Commercial Bank of China the concept of knowledge management in real estate credit dislocation, commercial banking system is imperfect, and other major issues. Principal factor analysis, according to China's macro and micro aspects of the situation selected from 12 representative indicators for the sample data 1998-2009 data, the credit risk of real estate quantitative analysis to identify affecting the real estate credit risk factors, namely, the average sales price of commercial housing and the 3-5 year loan interest rate of RMB. Also contact the United States and Japan on real estate credit risk management experience and enlightenment, Put forward real estate credit risk management strategies and recommendations of commercial bank in China.
