Since1998China has adopted the housing commercialization, China’s real estateindustry has achieved rapid development, the real estate market began to flourish,housing prices rose sharply. With the improvement of people ’s living standards, realestate happens to meet the liquidity needs of citizens, which led to a lot of real estatedevelopment enterprise development projects to commercial bank loans, then the role ofcommercial banks is evident. But with the national macro-control policies, the real estateindustry slowly cooling, making the real estate development enterprise funds can not bewithdrawn from circulation, while commercial banks caused the outbreak of the realestate credit risk.Based on the theoretical basis of the real estate credit risk arising to Harbin Bank NBranch, in the form of survey reports, and analyzes the reasons for the formation of theregion’s real estate credit risk, and quantitative analysis of factors,use intuitive digitizedto discovery,sorting problems, reducing the probability of occurrence of credit risk.The first part introduces the investigation of Harbin Bank, the first describes theresearch background, purpose and significance of the research, leads to the risk.Thenintroduced time and method of the investigation of Harbin Bank ’s assets and N Branch.The second part introduces the local economy and urban construction, describes thestatus of real estate credit risk faced by Harbin bank, combined with the reality of thesituation,and analysis the increasing credit risk reasons of Harbin bank.The third part,it first calculated from the weight of the questionnaire scores, get tothe Harbin bank ’s largest real estate credit risk factors-financial position, and thenselect five indicators from the corporate financial position,and then use the data of the16variables from2008to2013to forecast the next year’s data, draw charts and analysisthese variables affect the future risk indicators Harbin bank intuitively.The fourth part was based on the conclusions of last part, solve issues fromclient,bank on Harbin bank Shenyang N Branch credit risk.And take reasonableexpectation for national policy.
