Due to heavy investment, long construction cycle and many complex links involved, and especially in recent transition period, the real estate industry are enslaved to political policy and economical condition ,the risk management of real estate are very important for real estate industry . In order to establish and improve the risk management system of real estate development , the author classify the risks of real estate into two aspects : the risk of macro environment and the risk of micro environment that real estate industry confronted. Then analyse the origin of risk of real estate development and summarize the traits of risk of real estate development. This paper also introduces and appraises the main methods concerning risk identification, risk assessment and risk control of real estate development in our country. Given the characteristics of interaction between risk and the need for risk control, the paper propose the establishment of a dynamic system of risk management , and further elaborate its meaning and pecific meaures.In view of the characteristics of china's real estate market uncertainty higher risk more risk interaction of the real estate project development itself chain,the article proposed establishment of a dynamic risk management system and to the need for concrete control measures . And from the angle of risk control further raised only strengthen project awareness of risk management , set up and improve the project risk management organizations and institutions , sound risk management system , To strengthen its real estate market research and the forecast and establishment of a dynamic risk response measures system and guarantee risks can only deal with the cost , in risky minimum project development in the real estate market risks , so as to protect the interests of development enterprises , real estate purchasers . To promote the steady and healthy development of chinese real estate market. Finally, take the gold fields Washington in Hefei real estate developed by Vanke for example, article analysis qualitatively its risk from the perspective of macroscopic and microcosmic environment, combining quantitative analysis through the use of AHP, and further propose risk dynamic management of the concrete measures, for the real estate business, which was regarded as the inspection of the thesis theoretical analysis.
