Research On Investment Control Methods In The Design Stage Of Construction Projects

The design stage plays the decisive role in the process of investment control of a whole construction project, since it spends the shortest time and uses the least funds in the whole process of construction and use. In the process of design stage, there are many factors affecting investment control and the scale altered by a designer is large, so a project generally has many architectural schemes. But there is only one optimum design scheme, which should not only have the advanced technicality, but also have stronger economical efficiency than other schemes. Therefore, the core of investment control in design stage is to seek for the best balance point of technology and economy.The paper applied engineering management theories in investment control methods and procedures of projects design stage, and the limited design was modified. In order to overcome the deficiency of the limited design, the value engineering was used in the distribution of the limited design. The paper emphasizes the importance of comparison and selection of schemes in design stage. It makes analysis by using value engineering and life cycle cost, and puts forward a series of specific methods and models of investment control in design stage of a construction project. The methods and models are applied in a specific project and their effects are discussed.First of all, the paper briefly summarizes the studying value of investment control of a construction project. Based on analyzing the different stages of architectural design, the paper makes more detailed statement. And then, it introduces the process and methods of investment control in construction project from the aspects such as design tender and design contest, limit-cost design, standard design, etc. Combining the applied study of investment control in design stage of the construction project of Tianjin Binhai Development & Investment Holding Co., Ltd. in engineering project, the paper makes empirical study for the application of investment control in architectural design and verifies the feasibility of investment control in architectural design. And aiming at various problems, the paper puts forward some suggestions and measures for improvement, which have the guiding significance for the application of investment control in the domain of architectural design.
