At present, China's real estate market is at the cusp of the era, real estate credit has become a hot topic of great controversy. In the current study of the hottest real estate credit, the causes of the credit risk are many, both the complex and unsure. In china, the development of real estate is over-reliance on bank support, which accumulated a great deal of invisible credit risk. For credit banks, credit risks have been and continue to have. Therefore, how to identify and prevent the credit risk, reducing bad debt ratio and the risk of losses are banks'important and real issues. To reduce the current risk assessment of banks in the loss caused by human factors, only to improve the current assessment methods, learn international advanced risk measurement model, can predict and prevent in advance of risk, improve risk assessment of effectiveness, and reduce the occurrence of non-performing loans.This article analyzes the background of real estate credit, points out that research on the subject for the development and stability of the banking sector has important practical significance. Second, discusses real estate credit and credit risk's related concepts, analyzes the characteristics and types of real estate credit, discusses the characteristics and hazards of real estate credit risk, and describes the development process of real estate credit. Third, analyzes the generation mechanism of real estate credit risk, analysis the assessment process and assessment methods in the current real estate business of bank loans, raised the problems in assessment, proposes the advantages of KMV model in the risk assessment and improves the applicability of the model in China, the article hypothesis seven default points in the amendment method, and after a final validation to determine satisfactory solution. And after the analysis of the real estate listed companies raised against six preventive measures of credit risk. Finally, given empirical study for KMV model's ability to guard against listed real estate companies credit risk, in the empirical part, the sample data comes from publicly listed companies, and selected the 60 listed real estate companies, based on the principle of combining of the theory and practice, respectively, research the credit risks of the 60 companies in 2009 and the first half of 2010, and analyze the results.This article is on the credit risk of listed real estate company to do a preliminary study of the prevention, papers are still many inadequacies and need to continue the research in the future.
