As one of the pillar industries in our economic development,real estate is extremely important。This article in real estate prices are subject to discussions at this stage of jinan real estate market conditions, which factors have effects upon the price of real estate,which influencing factor is more important than the others.On this basis through the establishment of a linear regression model have calculated the past few years, a modle of goods and residential property prices of commodities market price for the house, model is verified through the scientific and preciseness and the relevant factors influencing to jinan property prices of the degree of influence and then offers some stable property prices proposal.The paper was divided into six chapters:Chapter one is my introduction in which I referred to the background and basic framework of this paper,and I also discussed about the main innovations of the paper.Chapter two referred to the relevant documents review briefly describe the real estate development process and development, and analyses the characteristics of the property price and market.Chapter three referred to the modle of property prices and cause analysis, in this chapter six major targets of the economic factors and policy factors, population and family structure factors and the housing cost factors and psychological factors have been selected and analyzed their influence property prices for jinan.Chapter four referred to the model of jinan influence property prices , using multiple regression model on classical analysis the factors which influencing the real estate market of jinan.Chapter five select the part of the indicators data to determine the indicator with the price of a long-term stable relationship between the various factors determining whether a causal relationship.Chapter six of this paper proposed the conclusion of this paper and on the basis of the conclusion proposed some policy recommendations which can promoting health and orderly development of jinan real estate market.
