On the one hand with the deepening national macro-control, the purchase of investment housing is astricted, along with the consumption concept gradually mature, green building demand is also gradually increased on the current consumer market, the gravity center of real estate market is facing turn to rigid demand and commercial real estate. On the other hand, the tighten lending policies on the real estate industry of commercial banks, give the real estate industry a heavy blow, whose 70% development capital from the bank loans. For the sustainable development, our real estate industry, must be green transformation and energetically develop green buildings.Developing green buildings, the first problems are its externality and higher initial construction cost. For promoting the green buildings, the most fundamental problem is to solve the development funds. From this point, through the analysis of some developed countries'successful experiences of green building financing, foreign solutions and the comparative analysis of our country's existing real estate financing channels, this paper does theoretical and practical exploration, for green buildings adopting investment trust funds financing model.This paper, using comparative analysis method, seeks feasible financing model for green building construction in our country, This paper firstly describes the necessity of real estate enterprises to carry on the sustainable development, then with the foundation theory of green buildings and financing, using foreign green building financing experiences for reference, binding the financing status of our real estate enterprises, comparatively analyzes the advantages and disadvantages of the existing real estate financing channels, demonstrates the necessity and possibility of developing our country's green building investment trust funds and points out the existing problems of developing green building investment trust funds under the current situation. The followed is the body of this paper, this part designs green building investment trust funds on three aspects, such as overall design, operation mechanism and supervision system, based on existing laws, policies, markets, talents and capital. In view of the externality characteristics of green buildings, in order to solve the financing difficulties of real estate enterprises and promote the green building investment trust funds, mandatory measures, such as policies and regulations, certainly should go first. According to the financing model, this paper presents some guarantee measures on laws, policies and market to promote the development of green building investment trust funds.
