The research presented in this paper was set against a background of change in the real estate environment. With the increasing investment size of real estate project in China, the challenge for property investors /developers is to look at a better marketing strategy over a project sale process. In the current climate of intensity regulation control and market completion exacerbate, consumes market is becoming much more maturity and traditional market tools are gradually losing its power. Along with China enter into international market, infrastructure developments and better environment plans have made a good ground for property event sale, more and more success event sale strategy practices from other areas could be used to assist a real estate marketing effort and make a sale process better able to achieve the developer's expectations and to satisfy the consumer's needs.Real estate sale strategy comes from the marketing market theory, and the proceed machination embraces all the products,prices,sale channel and the way of promotion. The special features of real estate project, together with consumer behavior it faced and market competitions are all in its own character, which have made up several similar and differences between real estate and any other sale marketing strategy. Based on a particular property development activity, there is a need on deeply understanding of any opportunity which an event may cause, such as effects to potential consumer consume mentalities and behavioral affections result from market climate change, through grasp the main point of value during an event sale process, to design a project development procedure and its marketing and sale strategy.This paper mainly examined the relevant facts that prospective real estate buyers need to consider if they wish to make an informed decision on the issue of purchase a property. This was then extended to include analysis of marketing model and sales process. Understanding what the marketing is and being very clear about the sale process will help you to improve the current marketing plan and sales strategy. Through the analysis of the sale procedure and the sale event effects to the public and the reactions between any other real estate developers and completers, a basic module has been given.Part of this research effort included a case study of the World Universide 2011 relevant property sale strategy. This has brought us to understand a complex issue on a real estate marketing plan and extend experience to what is the key problem those projects already faced during the sale process. It was then leading to a recommendation for an acceptable real estate marketing and analysis method, as well as sales procedure in general.
