Residential rental is playing a very important role to meet the housing needs of society and to encourage the citizen to make housing consumption Hierarchically, it can also help in stabilizing housing price, increasing the tax revenue and enforcing strengthening the management of floating population. Carry out academic research on residential rental market is significant for improving Chinese housing security system, solving the housing problem for all level of society, leading a rational housing consumption and helping to construct and manage the housing rental market.The main content of this paper is as follow:The opening chapter has reviewed the outcome of current research at home and abroad, given a introduction about the situation of housing rental market in the other countries and made a comparison between china and others to put forward the subject of this article--study in housing rental market of Guangzhou is significant.In chapter two, the thesis has summarized the operational mechanism and the management mechanism of the housing market of china. Tenancy, residential rental market, rent and other concepts are defined. And some theories were used to explain the operational mechanism and the management mechanism of the housing market in Guangzhou .In chapter three the thesis has analyzed supply and demand of the residential rental market. Housing rents went up sharply in the year of 2010. It was mainly boosted by the augmented demand from the floating population while the housing supply from local citizens and organizations is stable. The thesis discussed the supply and demand of the residential rental market in Guangzhou in the year of 2010.The thesis studied on the domestic rents in detail. First, it worked on the macro-factors which affected the rents. Then, the thesis has collected 400 detailed lease data which were obtained in 2009.The author has used GIS and other soft ware located the rental location on the map and measured its distance to the nearest commercial center ,municipal primary school, provincial primary school and so on. The thesis has given marks to the micro factors such as location, direction, floor, furniture and household appliances of the rental housing which can affect the rents. And then the thesis has used Hedonic model to examine these factors'impact on the rents. The result was reasonable and it has given an equation which can measure the rent of the similar housing. Meanwhile, the thesis has collected some representative large real estates'rents and housing prices to investigate their relationship. The thesis analyses the current housing prices and whether the rent was reasonable or not by comparison between the ratio of house price to rent, ratio of house price to income and other indicators.According to the form of questionnaire, this paper analyses housing situation of the rental groups, as well as their willingness to rent and rental preferences, etc.In the chapter six, the thesis has summarized the problem of Guangzhou's domestic rental market nowadays. And also some proposals were offered to develop and improve the market.
