The public rental housing security system is an important part of housing safeguard system in our country; it is great significance to perfect the existing social security system, solve the problem of urban housing and achieve steady and healthy development of social economy. At present, the construction of public rental housing is in stage of large-scale and rapid development, and part of the public rental housing projects have been geared to the needs of security object allocation. However, the construction of public rental housing system is complicated system engineering, needs the support of many interrelated system. There are some problems in the development of our country’s public rental housing inevitably at present and one of the problem is that part of the rent levels of public rental housing is unreasonable. On the one hand, some areas of public rental housing rent is too low, lead to cost is difficult to recover, will not only increase the government’s fiscal pressure, also affect other units involved in the enthusiasm of affordable housing, is not conducive to the sustainable development of public rental housing system. On the other hand, the public rental housing rent is obvious on the high side in some parts and can cause high vacancy rate, contrary to the purpose of the development of public rental housing.First, this research analysis the connotation and characteristics of the public rental housing in China and its present situation, summarizes predecessors’ research on affordable housing pricing especially public rental housing rent pricing research, combing the practice experience of public rental housing at home and abroad, analysis of the current public rental housing pricing system, to provide theoretical basis and support for public rental housing rent pricing research for this paper. Second comprehensive analysis the influencing factors of public rental housing rent pricing, and determine the influence of public rental housing rent price of the key factors the paper studied. Finally, the introduction of principal component analysis to reduce dimensionality on the influencing factors. Then make the principal component from the principal component analysis as the characteristic variable, through empirical study to establish the price model of public rental housing rent in our country, to provide reference for public rental housing rent pricing.
