Research On Chinese Real Estate Enterprise Dynamicalliance Interest Distribution

Chinese real estate enterprises develop very rapidly in recent years and have had certain business scale. Chinese real estate enterprises need to think of the problem how they can use the limited resources to seek higher development. Dynamic alliance is a kind of new organizational structure. It connects each enterprise's core resources, enhance the competitive ability, reduce the risk of individual enterprise and the league's total risk. The real estate enterprises that have the different core competences are connected. The perfect competition concept in the past has changed. A win-win cooperation and competition are realized. Not only can dynamic alliance grab the market opportunities quickly, but also dynamic alliance can complete real estate development projects efficiently through each union's core competence.An important point of dynamic alliance is cooperative competition. Interest distribution problems appear unavoidably. For dynamic alliance of the real estate, interest distribution is a complicated problem. A good interest-distribution mechanism is the guarantee to maintain the members'relationship of dynamic alliance of the real estate. The fair interest distribution will encourage mutual assistance and improve the efficiency and performance of the enterprise alliance. It is beneficial to design a scientific and reasonable interest distribution scheme.This paper studies dynamic alliance interest distribution method of the real estate enterprises. First, dynamic alliance and dynamic alliance interest distribution related theory was presented. Second, it analyzes the advantage of dynamic alliance of the real estate enterprises and the basic problem such as its alliance type, build process, organization structure. Again according to the real estate enterprise characteristics, this paper puts forward to interest distribution elements and establishes revenue/risk model to distribute dynamic alliance interest of the real estate enterprises. This paper uses hierarchy analytic process and fuzzy comprehensive evaluation model to determine variable values. Finally, this paper proposes to improve rationality suggestion of the dynamic alliance interest distribution. According to the characteristics of real estate, it has some guiding roles to dynamic alliance interest distribution of the real estate enterprise.
