Commercial residential house price of most cities in our country has been rising very fast in recent years, and Dalian is among those cities. House price issue has already aroused wide concern of the whole society. Real estate sector is an important pillar industry of our national economy, and its healthy development is vital. At present the research of influence factors on the commercial residential house price of Dalian city is rare, but such analysis not only can help the subjects (such as consumers, developers, capitalists and agencies) of real estate market understand the market and make good decisions, but also can provide policy basis for government to guarantee the real estate sector's sustainable development.Base on the fundamental concepts and theories of commercial residential house price and the actual situation of Dalian market, this thesis gives qualitative analysis of influence factors that affect the average price of commercial residential house in Dalian City, and explains why the price has been increasing.Base on the qualitative analysis,9 metrical related factors together with the average price of commercial residential house in Dalian City are selected from "Dalian Statistical Year Book" and used to do correlation analysis with social statistics software SPSS 19. Analysis result shows that the most important factor to influence the average price of Dalian commercial residential house is the population size of the city, which demonstrates that the average price of Dalian commercial residential house is driven by demand.The above research gets a clear understanding of the relationship between the commercial residential house price of Dalian City and its main influence factors.
