The real estate in our country springs up from middle of the eighties in last century, and it has passed almost 30 years development course, which made great contributions to our social economic development, the real estate has become the mainstay industry of national economy. Because the international economic crisis breaks out, the mortgage policy loosing leads the real estate market appears fast growth in 2009. It wasn't long before, new government's control policy for the real estate was carried out, so housing market showed downturn gradually because of being controlled by the new policy. Some countries in the world had a lot of good experience in the social ensuring dwelling policies and construction, which can be our effective experience to our country building economic house,low-rent housing and construct twin market。Using value chain to optimize managing tactics, and we can reconstruct,decompose and integrate completely to the internal value chain and external value chain of the real estate business. To find the way that low the cost of products possible, and play the greatest effect in the preponderant link that has core competitiveness, and realize the rising profit stably. Through decomposing the value chain, to separate the link which has no competitiveness or core competitiveness, and then follow the business development law or catch the profitable and important links in the business value chain, finally completing the whole value chain's building,excavating the potential,becoming bigger and stronger.In the face of our country reinforcing the macro-control in real estate continuously, inquiring KaiMen Zi real estate company's value chain, and analyzing the real estate business's research, talking about the key element that form the core competence in the real estate. Through detailed analyze the real estate exploiting enterprise's managing process, especially the model of the KaiMen Zi real estate's value chain. Using the analyzing method in value chain to optimize the re-construct resources, and pay attention to and develop the important ability that gained in the strategic links of real estate's value chain, and then form and solid the KaiMen Zi Company's superiority in competition, determining the core competence. Through Research and assessments about managing and optimizing the real estate value chain, which provide some effective ways about strategic management for KaiMen Zi enterprise,enterprise culture management,technology development,human resources management and financial management,purchase management and so on, to stand for basic activities of the high performance in the whole real estate and project development process. Constructing the value chain and framework in KaiMen Zi Company, and using Porter's value chain theory to put forward analyzing competition and enhance the core competitiveness basing on the company value chain. These have applied and generalized meaning for rising company's core competition.
