The goal of Chengdu in 2011 is to become a megalopolis with best living environment, excellent entrepreneurial environment and strongest enhanced overall national strength in the Midwest, and the housing problem is an unalterable quota that all people and the government pay much attentions. The price is one of the most important criteria to referee whether the real-estate industry is healthy or not. Now the real-estate industry in our country is facing severe rising price problems, and how to play an active in real estate industry in the national economy. According to the reality and studies by others we find the factors Influence the housing price, such as GDP, economic growth speed, income level discretion, tax policy, land policies, consumer psychology, etc. and it's a The result of comprehensive effects.By analyzing the data in 2006, this article choose factors of universal significance, such as Gross Domestic Product, the end of the second industrial output value, total population, the third industry output, fixed investment, urban per capita disposable income, urban per capita consumer spending, motor vehicle total, real estate investment, greenbelt area per capita, commodity sales area, residential area, the health agency completed beds, etc. Based on principal component analysis method, we find out the main factors are: function of supply and demand between the cost and the market; situation of economic development, and the improvement of investing environmental. And then using Grey Relational Analysis to analyze the relational degree within six factors: the third industry output, per-capita income, Per Capita Public Green Areas, GDP per capita and so on. Apply the SPSS software to do multi-element linear regression analysis by building the logic regression model and these consequences conform to reality, so it has the Practical significance. This paper mainly studies residential property of Chengdu based on the five main districts: Wuhou, jinjiang, Qingyang, jinniu, Chenghua (Note: the Gaoxin district belongs to Wuhou district). the data used in this essay mainly come from the information network and Statistical Yearbook of Chengdu 2006. The main method is principal component analysis, multiple linear regression and others. Now there are a mass of researches on real estate prices both home and abroad. But they only explain these factors have an impact on real estate prices, as for the degree of influence is not in consideration, this essay attempt to seek some new point on it, and it is base on theoretical and empirical analysis, so we can conclude the discipline of houses'price increase.
