The real estate industry as a national economic leader and pillar industries of the national economy plays an important role.Real estate prices not only to the healthy and stable development of the national economy,but also closely related to people's interests.In recent years,China's real estate prices are rising,housing prices continued to soar in some areas,the rate of increase far exceeds the level of overall economic growth and the rise of other industrial products and services.Excessive growth of house prices trend,not only seriously affect the standard of living of urban residents,has also become a destabilizing factor in the sustained and stable development of the national economy.By reading a large number of literatures related to real estate price theory,based on a certain understanding of the theory,this paper deeply explores the reasons for the changes in housing prices in Sixian County,Anhui Province,in order to find out the real reasons which may lead to the real estate price fluctuations in Anhui County,so as to put forward effective countermeasures and suggestions,so that the county real estate market in Anhui Province can develop steadily and healthily.This paper focuses on the changes in real estate prices in Sixian County.First,it theoretically explains the connotation,composition and impact mechanism of real estate prices.Secondly,according to the economic development status of Sixian County and the development status of the real estate market,the real estate price of the county is analyzed from a qualitative perspective.The indicators used mainly include supply,demand,macro-control,economic development level,psychological expectations,and urban planning.On the basis of the above research,we collected 8factors and related data of the impact of real estate prices in Sixian County in2007-2016,and conducted empirical analysis on the main factors affecting the real estate price changes in Sixian County,through the establishment of multiple linear regression models to analysis the main factor which will affect real estate price affects in Sixian County from quantitative angle.Because of the high similarity between the established variables,we have established a stepwise regression method to study the factors affecting China's real estate prices,and determined these factors for housing prices.influence level.At the end of the paper,based on the qualitative and quantitative analysis of the factors affecting the real estate price in Sixian County,the following conclusions are drawn: First,the level of economic development has the greatest impact on the real estate price of sixian County,and the per capita GDP of Sixian is increased by 100 million Yuan,the average house price increased by 43.489 yuan;second,the supply and demand relationship has an important impact on the real estate price of Sixian County.For every 100 million yuan increase in fixed assets investment,the average residential price will be reduced by 17.388 yuan;the third is the increase of 10,000 square meters of residential sales area.The average residential price will be reduced by21.635 yuan.In order to promote the healthy and benign development of the real estate market in Sixian County,this paper proposes rationalized policies and recommendations.
