Study On The Dwelling Unit Of Indemnificatory Housing Under The Background Of Collective Housing

With the development of economy, China’s real estate industry is becoming more and more robust as well. As a result, more and more people cannot afford the hiking housing price, especially the low and middle-income family facing the commodity housing. Under such context, although the government expanded the construction of indemnificatory housing and made strict regulation on its dwelling units size, quite a few of problems are emerging. How to ensure the indemnificatory housing meet the needs of middle and low-income family and make them feel comfortable, convenience and sanitary has become a primary problem to solve. This will need considerate, intensive and economical design on the dwelling unit.This paper takes design of dwelling unit as an entry point, taking examples and references of the valuable characteristics of congregated housing unit both from domestic and abroad to apply into the indemnificatory housing. The author has done deep research on the intensive carefullization and industrialization on indemnificatory housing dwelling unit by combining practical cases with concrete design method. What’s more, the injection of traditional Chinese culture into dwelling unit is also been tried as a creative application to enhance regional culture color with much value of eastern wisdom.The research consists of five parts altogether:The first part exhaustively states the relevant concept under the current social context and reviews literature of other countries’research, as well as rising the subject concerned. The second part is a research on the development of congregated housing in China and an analyzation on characteristics of Japan congregated housing, Hongkong public house and Singapore HDB flat. The third part is the discussion on spacial scale and form of the indemnificatory housing dwelling unit based on ergonomics and current regulation.The fourth part associates with the connection between congregated housing and indemnificatory housing on terms of retainment and improvement of effective congregated housing design methods into indemnificatory housing. The last part deeply summarizes several design methods of indemnificatory housing based on the model of congregated housing. Then comes the conclusion of the hole paper.
