Research On Rating Tools Of Office Building At Home And Abroad

Establishing perfect green building rating tools is an important foundation for acountry to promote green building construction energetically. As the leading role inthe city public buildings, office buildings are called big energy and resourcesconsumption users. It’s different from residential, hotels, shopping malls and otherpublic buildings in structure, layout, heating, air-conditioning, water supply anddrainage requirements because of its complexity of the function and design diversity.The Housing and Urban-Rural Development Ministry of Science and TechnologyDevelepment Promotion Center held the first meeting and set up a group for drafting“Green Office Buiding Evaluation Criteria” on March30th2010in Bei Jing, whichindicatee that we will have a new member of green building rating tools in ourcountry, office building will be separated from public buildings, with its own ratingstandards.This paper analysis the six domestic and overseas green office building ratingsystems, combined with the latest publish of "green office building evaluation criteria-draft", using Australian Green Star-Office V3as the main research object, providingreferences for drawing up Chinese “green office building evaluation criteria”.First of all, on the basis of sustainable development theory and green buildingtheory, describing the characters of green office building and principles of design indetail, analyzing and comparing the differences and similarities of the six green officebuilding rating tools at evaluation indicators, evaluation grades, assessment processand other aspects. BREEAM-Office2008is the British evaluation system speciallyfor the green office building. Though, there are no green office building rating toolsspecially for America, Japan, Canada and China, evaluation contents about officebuilding are included in other systems.Secondly, it is the first time to introduce Australia Green Star, Green Star-Office V3to China. Get the similarities and differences in office building evaluation indicators,weight system, the whole life cycle and evaluation grade by comparing GS-V3,LEED2009NC and BREEAM-Office2008system.Finally, comparing the evaluation categories both on "green building standards" and "green office building evaluation criteria-draft", illustrates the changes as thesame indicators, the similar indicators and the different indicators. Comparing theGreen Star-Office V3and "the draft" and providing recommendations for setting upChinese green office evaluation criterion.
