In order to meet the people’s shopping, entertainment, culture, tourism and otherdiversified needs, shopping center arises at the historic moment. Though domestic shoppingcenter start late, but it develops very quickly. Many developers realized the market’spotential business opportunities and joined in among them immediately. But becauseshopping center has a huge scale, a long investment pay-back period, construction cycle andit is easily effected by the natural conditions、social economic conditions、administrativefactors psychological factors and so on. An decision-making error will bring investorsserious even devastating loss. From this Angle,shopping center’s development is a kind ofinvestment which high risk and high income coexist. And in project’s decision-making stage,the feasibility research is the key to avoid the blind investment.Firstly, this thesis reviews the background of shopping center’s feasibility study andthe relevant research status at home and abroad, illustrates the purpose and significance ofthis study and research content. Then it introduces the background of the project’sconstruction unit. On this basis, this thesis analysis the Beijing YT shopping center’sDaxing project’s feasibility of implementation multi-anglely and comprehensively throughthe method of theoretical analysis and practical analysis combining and quantitative andqualitative analysis combining. It includes:①make a feasibility analysis from theproject’s development、national relevantly planning and industrial policy and market’saccess standard conformance;②analysis from the aspect of construction land、landdemolition and the migration settlements;③The project construction project’s feasibilityanalysis;④make a feasibility analysis from the aspect of resource development、energysaving plan and environmental and ecological impaction;⑤Economic and socialimpaction analysis. At the end of the thesis, it forecasts the risks of developing a shoppingcenter and puts forward the coping strategies. This fully reflects the importance andnecessity of feasibility study.
