With the establishment of market economy system and the enterprise system reform and the housing-marketed, the "Unit" turn to the "social", social management functions assumed by governments and enterprises in the past gradually to the society, the society needly to build a bear platform of social restructuring and an independent autonomy of enterprises and government organizations, as a result, communities become the basic unit of our current urban society organizations. New requirements was proposed with the development of socio-economic community planning the new era, combined with the real contradictions between currently small plot dominated of real estate development and community support facilities. How to plan and layout community construction of facilities become the current problem, especially important for small and medium-sized cities.In this paper, take the size and spatial distribution to market-oriented small and medium-sized urban community construction of facilities for the study. Firstly, define and discriminate the concept of community constructional facilities. On this basis, collate and summarize the relevant research results at home and abroad, with the analysis of construction facilities planning based on part of the urban communities at home and abroad, trying to learn from the experience of such cities. Then analysis the urban community functions, size, and the composition of construction facilities, in order to establish the conversion between community and residential area,and correspondence or reference between the "Urban Residential Area Design and Community Planning. Pointed out that with changing times,"Urban Residential Area Planning design specifications and the community construction facilities should be carried out between the docking coordination. Based on the analysis of humam needs under community background, present recommendations on the size and spatial distribution of the community construction facilities. Finally, in view of the co-ordination between community planning facilities configuration and upper-level planning, by analyzing the relationship between the existing urban planning and community construction facilities, propose recommendations of the mode of operation of the existing planning and development community facilities, and the Proposal of market-oriented community construction facilities development and the management model.
