Tianshan·Milifang-Power Saving Assessment Study

In recent decades, the domestic economy and the national standards of living are growing, which results in increasing of spiritual needs of people. People’s desire for living environment is no longer confined to the basic aspects, such as, area, location, surroundings, facilities, and price. Moreover, accompanied by incrementing of housing quality standards continuously, and also introducing and improving of mandatory national standards and specifications in housing industry, the demand of high quality housing is increasing. For example:human, cultural and ecological environment have become important and considerable elements for real estate investors and construction units. In result, Real estate companies start to realize the importance of energy saving and focus on it.It is very mature on Architecture technique, construction skill, progress control, human resource management, market planning, and pre-assessment for many large construction firms. However, there are still improvements needed to be done in terms of energy-saving management. By prioritizing energy-saving assessment in the project, it helps with profit margin increasing and cost saving of construction.This paper is theoretically based on energy-saving methodology in real estate investment project, applying the theories to Tianshan Milifang project in order to assess, analyze and control their energy-saving system. Firstly, it is elaborated on construction, heating and air conditioning, electricity, water supply and drainage, and other aspects of the energy-saving techniques and measures of the project. Moreover, it contains a qualitative and quantitative analysis and of the energy-saving processing. Last but not least, it submits a tailored proposal on energy-saving system fitting with construction schedule of the project, which is achievable according to original target. The research can be an important reference to other real estate projects in terms of energy-saving system.
