Real estate project development is a dynamic process and more risk,strengthen project risk management research will help developers identify risks,recognize the nature of risk,to adapt to today's market is full of changes and uncertainties in the environment,and to help businesses Decision-making level to establish a scientific risk decision-making mechanism to ensure the correctness of the decision-making development projects to eliminate or reduce investment losses due to policy-making errors.This article takes Tianshan Group's Sea World project as the research object,and studies how to construct the risk management system of the project through effective technology and management to improve the risk management level of Tianshan Group's Sea World project.The conclusions of this paper can be mainly attributed to four aspects: 1.This paper identifies the risk factors of Tianshanhai World Project and identifies and analyzes the risk factors of Tianshanhai World Project.From the project investment decision-making stage,the project preparation phase,the project construction implementation phase and the project rental marketing phase in this phase,the risk factors facing the project are analyzed systematically.Among them,the risk factors in the investment decision-making stage mainly include three aspects: land policy risk,financial policy risk and restriction policy.The preliminary preparation stage mainly includes market risk,Tax risk and bidding risk.The construction phase of the project mainly includes four aspects: financial risk,cost control risk,management risk and construction quality risk.The project phase of sales mainly includes sales price risk and market risk,etc.2.The paper carries out a risk assessment on the risk factors of Tianshan Sea World Project.Based on the financial data analysis and break-even point method,the risk assessment of the risk factors of Tianshanhai World Project in the investment decision-making stage,the preliminary preparation stage,the construction and construction stage and the project rental stage is carried out.The risk of Tianshan Sea World Project is attributed to the high risk The factors include five aspects of land policy risk,market risk,cost control risk,construction quality risk and sales price risk.3.This paper summarizes the problems existing in the Tianshanhai World project risk management process based on the observation and interview methods,including the internal risk management system is not perfect,the project-oriented oriented to increase operational risk,lack of internal risk assessment,Management dislocation brought by internal supervision and the relative lag of response to market risk changes.4.The article proposed Tianshanhai World project risk management system construction path and specific strategies from clarifying the risk management objectives,strengthening internal risk awareness,establishing a risk early warning system for Tianshan Sea World Project,establishing and perfecting a risk internal control system and establishing a smooth internal communication channel And so on five aspects.
