This thesis aims to analysis the problem from the feasibility study stage, thedesign stage until the construction phase by the actual cost of brownstone projectmanagement to find the reasonable control of the maximized profits. In theestablishment stage, enterprises should grasp and assessment the project, the selectof external market research agencies is crucial to the accuracy of the information,comprehensive or otherwise, the process will largely affect the final productpositioning. In the planning and design stage, we should optimize the design process,arrange the product size reasonably and design the reinforced content accurately. Inthe construction stage, the bidding, visa change management, constructionorganization program optimization, the effective control of the progress areimportant. This thesis hopes to find the practical cost management mode andestablish a system to ensure its effective implementation by the cost managementanalysis of these three stages.The first chapter is an overview of the research background, researchsignificance and research methods for the brownstone project’s cost management,and the industry background, business background and significance of the project.The second chapter mainly analyzes the cost management mode of theestablishment and feasibility study stage. Point that there exist the problems such asthe lack of target cost estimates participation and the lag of participate time, this willcause the inaccuracy of early goal cost estimates and the lack of a more quantitativeand accurate analysis. The problem of design phase is the insufficiency of the schedule control ability, it is difficult to ensure effective cost control. In themanagement of bidding process, each tender should fulfill the relevant procedures toaccurately understand and interpret the tender documents, confirm preliminaryfinalists resources.The third chapter focuses on the design of cost management enhance indifferent stages. The establishment stage must detail and clear all relevant details ofthe project from the source, and formate estimate system. The design stage need tocombine a variety of factors to determine the different product placement of differentregions and maximize product sales profits and the value of the land. The biddingstage, need to be clear of tendering and contract management in the process ofprocurement implementation. Improve the effectiveness, efficiency andnormalization of the engineering procurement. Construction implementation phaseshould ensure reasonable control of progress, quality and cost, to avoid trade-off andunable to achieve the effective management and implementation of the project.The fourth chapter discusses how to ensure the effective implementation of costmanagement from systems and processes and introduce the target cost andresponsibility cost management, clearer and more detailed the definition of the scopeof cost management. And predictively analysis the effectiveness of implementationand improvement project in the post project stage.In summary, he research object of this paper is one cost management project ofBrownstone Park, from the angle of the cost management of real estate project for afull range of analysis and research. Innovatively introduce a dynamic costmanagement mode which is the combination of target cost and responsibility costwithin the enterprise, cost management involved in all directions from the projectdevelopment to getting stage. By analyzing the land, product, market and otherfactors, to make the feasibility study directly point to the estimation of businessindicators in the entire life cycle of the project, and provide an important basis for project decisions. Meanwhile summarize the lessons of the the brownstone project’scost management process, create innovative cost management models. According tothe cost management philosophy of "Enhance the competitiveness of their productsat the most economical and reasonable cost, and formate the industry costadvantages”, to make the business management develop towards the direction ofstandardization, refinement and specialization.
