The Study On Quality Management In Project Implementation Phase For Real Estate Companies

In recent years, the real estate industry got rapid growth, however, a variety ofconstruction quality issues were reported and exposed to public from time to time.This brought real estate companies new objectives on how to involve in qualitymanagement in projects. Only when a good quality management system is set up andexecuted during process of the project, can hidden quality issues be effectivelyminimized.We know very well that for enterprises, quality is everything. Under guidance ofproject quality management basic principles, and references from real cases of realestate companies, by analyzing the industry characteristics and summarizing thedevelopment and construction of real estate projects in various stages, this thesisfocus on study of quality management in project implementation stage. Detail studieswere carried out on important steps from building design to construction completionto deliver a whole set of quality management, organization and quality assurancesystem, which adapts to real estate industry. The system was implemented in anupscale hotel-type apartment project in Tianjin and approved to be effective inintegrating the quality resources of design, supervision, construction, materialsuppliers and other parties participating in the project. The system made it possiblethrough a dynamic control in whole process, to early detect and solve quality andsafety problems, and improved the quality awareness of supervision and constructionparties to achieve the quality objectives.Sincerely hope this study can provide help for real estate enterprises to enhanceproject quality management level, and stimulate inspirations of more enterprises onproject quality management study, so to set up a complete set of quality managementsystem covering whole process of construction projects.
