| In the21st century, in order to improving the competitive power, the strategy ofrealizing integration is becoming a tidal wave. In2000, Guang-fo city opened. Withthe deepening of the process, Guang-fo’s economic ushered in a new face. The Foshanreal estate industry as late-development，there are golden opportunity and tremendouschallenge，the status and the health of its development is worth our concern. We knowthat the healthy real estate industry can promote the growth of regional economy andthe development of economic and social. With the steady growth of economy, it willmake the real estate industry better develop. When they step on the path of sustainabledevelopment, it can promote Guangzhou and Foshan being one city more smoothly.This paper researched and analyed the development of Foshan real estate industryunder the background of Guang-fo city.In this paper, our research was based on theory and combined with the practice.Firstly, we systematacially described the coupling relationship of regional economicand the real estate industry based on summarizing the relevant theory of the real estateindustry and regional economy. And giving the criterion to judge the healthy status ofthe real estate industry, namely if it was coordinated with the regional economy.Secondly, on the basic of the simple rewiew of the development of Guang-fo city,through studying the status of Guang-fo economy and Foshan real estate industry inrecent years, we found that the vitality of Guang-fo economy was strong. Foshaneconomy grew more rapidly than Guangzhou. And we summed up the opportunity andchallenge in Foshan real estate industry on the basis of investigation and studying.Analyzing the status of Foshan real estate industry, we found that there was enoughdevelopment space in Foshan real estate industry. The real estate investment increased fast but not stably. The demand was vigorous and the housing price increased year byyear.Thirdly, making the coupling relationship of real estate industry and regionaleconomy and the criterion to judge the healthy status of the real estate industry asbasis，introducing the concept of coupling coordination degre to constructe Foshan realestate industry-regional economy coupling coordination degre model then scientificallyevaluating the health of Foshan real estate industry. The results showed that there wasa close relationship between the Foshan real estate industry and the regional economy.The results from coupling coordination model were more objective than coordinationdegree model. Foshan real estate industry didn’t develop blindly, and it was healthy.Finally, in order to optimizing the healthy status of Foshan real estate industry andimproving Foshan real estate to coordinate with regional economy continuously thenpromote Guangzhou and Foshan being one city smoothly, we put forward somesuggestion in real estate development planning, financial system, land market and theformation mechanism of the real estate on the basis of studying the full paper. |
