With the policy tightness and economic impact in the new century,China's real estate market environment became ups and downs.In particular,economic stimulus measures in 2008 have activated real estate sales across the country which includes towns and cities.Furthermore,the central government has put forward the new urbanization path with Chinese characteristics,and the urbanization is bound together with ecological civilization and coordinated development,and the real estate market has been gradually radiating from the central city to the neighboring counties in a series of policy-oriented and self-development.Xi'an was approved to be tenth national central city in the beginning of 2018,the policy will bring new development to the surrounding counties of Xi'an,with the adoption of new mechanism to do the coordinated development between regions.The real estate industry and county economy in Xi'an county region should implement the spirit of meeting under the new opportunity.Then how to contribute to the promotion of regional coordinated development?To solve the above problems,this paper takes the coupling effect of the system as the theoretical basis,and the case of the surrounding county real estate in Xi'an as the research object,studies its relationship with the economic development,including: the development status and influential factors of the whole and the county-level real estate industry in Xi'an;Adopting the coupling coordination degree model to Xi'an city from2006 to 2016,the coupling degree and coordination degree between county real estate industry and county economy;Using the city break point model and industry contact degree model to calculate the relation strength of Xi'an regional and urban center real estate industry,the paper puts forward the countermeasure and gives some advices to county real estate industry according to the weak relation strength and the developmentproblem;It can serve as a guideline for the rest of the western region and contribute to the development of real estate and economy in northwest China.According to the research,the paper concludes: The coupling degree between the whole real estate industry and county economy in Xi'an county is high and the relationship is obvious while the level of coordination was rising from year to year,from moderate imbalance to good coordination;The level of coordination between the real estate industry and county economy is low and the development is uneven.Except the Gaoling area for intermediate coordination,the remaining counties are in disorder.In particular,Lantian is in serious disorder;The area with low coupling coordination degree has also the low center city real estate industry contact degree,even more,the farther from the city break point,its real estate industry development autonomy stronger.Therefore,in the real estate development process should combine its own problem and the characteristic realizes the industry development in order to promote the county economy coordinated development.
