In existing loans of commercial banks in China, mortgage belongs to the goodassets, however, by analyzing the current status of housing mortgage loan, it is notdifficult to find that mortgage rates are on the rise of bad assets. In a real mortgage,because of the unstrict loan procedure, which caused banking to personal housingmortgage loans no recovering, and also under a rapid development of the real estatemarket situation, banks have to take the risks. Through deep research of real estatemortgage risk, seeking relevant risk control measures, development of housingmortgage loan system, effectively preventing and reducing risks on the real estatemarket, to ensure the security of our financial system, and to meet the housing needsof the people, are main issues to be considered by banks.Housing mortgage loan to commercial banks is the study of this article, discussingthe influence of risk factors faced by banks at the moment, using the method of faulttree model and the grey analysis of factors in the risks of housing mortgage loan in.Select Credit Risk+model to measure these risk factors to examine in depth the resultsof these risk factors interacting, making methods of main risk factors of commercialbanks, solving the risk faced by banks in the mortgage process and expected futurelosses, effectively controlling the risk occurring. This thesis has taken a finalcountermeasure and suggestion for risk prevention, through the improvement of theexternal environment, so as to promote the healthy and orderly development of the realestate market.The study on the risk factors of China’s housing mortgage loans of this paper, hasnot only taking relevant methods its own risk control, and effectively reducing theprobability of the risk occurring in the process of housing mortgage loan and reducelosses due to bad mortgage loans received, but making taking measures at the risk prevention on national levels. Through the national macroeconomic regulation andcontrol to real estate mortgage market, it has given beneficial external conditions for thedevelopment of banks, so as to ensure the prosperity and sustainable development in thefinancial markets, thus safeguarding the interests of the nation, enterprises andindividuals.
