Real estate as an important economic pillar in Chongqing,it has a very largecontribution to national economies. It also has exposed many problems while the rapiddevelopment of real estate, such as continued high prices no less than、coexistence ofhigh vacancy rates and high prices、issues such as real estate bubble and so on. What arethe roots of the causes of these issues? What is the essence of these problems. How isthe operating efficiency of China’s real estate market in the case of these problems?These are the problems that article will solve. So in this paper, based on the analysisof the root of the real estate market efficiency-market structure and market behavior,establish evaluation model for efficiency evaluation by comprehensiving all influencefactors of real estate market efficiency, and reveal the regional real estate marketdevelopments in our country as a whole or in part,and proposed correspondingcountermeasures and suggestions from the government level and corporate level, inorder to promote its health-stability and sustainable development.Then,this article first briefly describe the industrial organization theory and thetheory of market efficiency at home and abroad, and in hope of laying a theoretical basisfor the analysis of our country and Chongqing City real estate industry.From theperspective of the operating conditions of Real estate companies, the supply anddemand situations of real estate market and the development trend of real estate marketprices, undertake an empirical analysis of he current situation of the real estate marketin Chongqing city develops,and put forward a series of problems in the the existing realestate market.This article undertake an empirical analysis of China and Chongqing City realestate industry market structure, market conduct by chapters. It analysis of marketstructure by analysing the market concentration, product differentiation and thebarriers of entry and exit mainly; and analysis the real estate market behaviors from theangles of the real estate enterprise price behaviors and behaviors of the product,advertisement behaviors and merger behaviors.This article establish a index system of comprehensive evaluation the real estatemarket operational efficiency from an economic point of view, the social point of view,the ecological point of view and the macro-environment point of view,and evaluate thecorrelation of the operational efficiency with weak efficiency market, effective market,the less powerful market and powerful market using analytic hierarchy process-gray relational analysis evaluation model evaluation of the real estate market; and thenanalysis the actual operation efficiency of Chongqing City real estate market,get thenearly ten years Chongqing City real estate market efficiency according to themaximum correlation optimal principle,and analysis of change tendency in stages fromthe time of vertical partition phase.Finally, this article put forward countermeasure proposal to optimize our countrycity real estate industry organization from the government and enterprise level,andsummary the main viewpoints in this paper,and point out the deficiencies and problemsfor further study.
