The Assessment System And Spatial Correlation Analysis Of The Degree Of Chinese Real Estate Market Health

Since the real estate property as a commodity to be exchanged,the status of the real estate market in our country’s national economy and urbanization is getting heavier and heavier.It has strong relevance with other industries and it promotes the development of the other related industries.The state council issued document to emphasize the important role of it to the national economy. This article chooses three aspects:the real estate market bubble,market power and the sustainable development ability to build a comprehensive evaluation of the real estate market healthy development.In terms of bubble measure, this article chooses the indicators from two aspects:supply and demand.Previous researches chose experience value as the critical standards.This article chooses the historical average of the evaluation objects as benchmark to construct the evaluation objects-five quantitative evaluation method system,which adjust the local conditions.By measuring the real estate market bubble of Chinese 31 provinces,the results show that the degree of bubbles in the eastern coastal provinces is generally high and the bubble of inland provinces lighter.But there are some inland provinces in the top 10, which showed that the bubble has become a national trend.Then,this article using market power to measure the degree of monopoly of the real estate market. Measure index is the commonly used Lerner Index.The results of degree of monopoly and the less developed provinces are generally low.In terms of sustainable development ability of the real estate market,the time factor is introduced into the evaluation system.This article chooses quadratic weighting method and entropy weight method to obtain the results of the assessment.Finally,after measuring the degree of the real estate bubble, market power, the sustainable development ability,the corresponding results of the real estate market healthy development are measured in which Entropy TOPSIS method is used. The evaluation results and the spatial characteristics of the various provinces are used to analisis the spatial agglomeration trend of the degree of the real estate market healthy development.Results show that the degree of the region around Bohai is the tendency of high concentration and the Sichuan basin region is low space correlation.
