The investment of Real estate is very large, and the income is quite high,therefore, the Ministry of Construction has been regarded real estate managementindustry as the focus of Management industries. However, real estate is a high-riskindustries, many of the uncertainties involved in the investment process, the correctdecision or not related to a large extent the success or failure of the real estate projectdevelopment, and decision-making is based on feasibility analysis, which makes thefeasibility study work is particularly important.In this study, by analyzing the overview of the Minhexiang the real estate project,analysis the risk of the project, and give its positioning and marketing strategy, thenanalyze the feasibility of the project. This has enormous practical guiding significanceto enhance the market competitiveness of the Minhexiang the real estate project, andalso provides a reference for the development of other enterprises in the real estateindustry in China.This study starts with the general theory of the feasibility, then introduces theconcept of the feasibility study, content and steps, the general process and so on, andthen combined with the actual situation of the real estate market development toanalyze the Minhexiang real estate project, analyze the risk factors before and afterthe implementation of their projects, and then use a SWOT analysis of the theory toanalyze the advantages of the project, weaknesses, opportunities and threats, then theproject is given a reasonable positioning and marketing strategy, and made afeasibility analysis. Analysizing of the project location and development programplanning, this study from four levels of market position, customer base, positioning,image positioning, product positioning to project a reasonable position obtained thesales of the project planning program. The program includes project marketingpositioning,and sales ideas and projects planning design of two parts. At the end ofthis study gives conclusions and outlook.The study found that the project has a favorable investment environment andopportunities for development, the development of blue and India account forintroduction of policies, the rise of the Binhai New Area, the process of urbanizationeast, the surrounding area to promote the development and construction, etc. Thesefactors are based project development and improvement a very good investmentenvironment and opportunities for development; the project has a strong competitiveadvantage, enabling the project to have a strong competitive advantage compared with other real estate development projects.The project has a higher expected return, interms of urban traffic, the geographical region supporting an important node in thecore area of Tianjin, Tianjin Development center of gravity, higher developmentpotential of the people and Lane project; investment in the project development riskis small, relatively large area of the real estate project is a relatively large amount ofinvestment in real estate development projects.Support for government policies in theprocess of implementation of the project, but also highly their own advantages aswell as good opportunities for development can also be an occasion to publicize,through feasibility analysis can be found, the project as long as the decision-makingin the implementation process to obtain the stability of the expected return isdetermined to win. In contrast, the risk is relatively small investment projects.This project is need large investment in, and the long construction period,effective and rational use of funds, will be conducive to lower total investment. It istherefore appropriate to employ the construction supervision to assist theimplementation of the project as a whole. Although the project has good economicand social benefits, but the projects require significant capital investment, ability toraise sufficient funds will be the key to success. Therefore, it is recommended that asmuch as possible to raise sufficient funds through various channels, and minimize thecost of capital.
