In recent years, China’s real estate industry developed rapidly, the price of real estate is swift andviolent development, its huge demand for funds is inseparable from domestic financial institutions tosupport, especially from the support of the commercial bank. Credit asset is the main asset of bank, thecredit of real estate accounted for the larger part of bank credit, commercial banks have always regarded itas high-quality assets to vigorously carry out. In order to control the expansion of the real estate bubble, thecountry adopted all sorts of policy of macroscopical adjusting control. Under this background, thecommercial bank real estate credit risk research has important practical significance.The first chapter of the commercial bank real estate credit risk research background and meaningundertook elaborating, analysed the research status at home and abroad, finally on this basis, put forwardfrom the angle of credit risk measurement of real estate credit risk management has important significanceon the research of. In the second chapter of this paper respectively from the borrower, the real estatedevelopment enterprises, banks, mortgage and other aspects of the real estate credit risk causes, from thecommercial bank real estate credit and real estate bubble analysis of the development process of the realestate credit risk transfer process,. In the third chapter, first introduced the real estate credit riskmeasurement methods, finally unifies our country actual, choose based on the foreign mature riskmeasurement model of CPV (Credit Portfolio View) the basic idea of the model construction of the realestate credit risk measure model, using Eiews software was carried out by multiple linear regressionanalysis, and the the results were a variety of inspection, to verify the validity of the model. Finally,according to the real estate credit risk of qualitative analysis and quantitative analysis of the results, can bemade from a real estate credit systematic risk, non-systematic risk control on two aspects of the real estatecredit risk management.This paper uses both qualitative analysis and quantitative analysis method, the qualitative level, thereal estate credit risk and the causes of the real estate credit risk conduction process are analyzed; at thequantitative level, has collected the massive related macroeconomic data, using the econometric analysismethod, to real estate credit risk and conducted an empirical study. Based on the principle of combiningtheory and practice, at the end of the paper to the Commercial Bank of our country, the real estate industry regulators to the real estate credit risk management puts forward suggestions.
