India is a growing market presently being one of the fastest developing economies of the world. The population has money and wants to invest the money in a secure venture. Majority of the middle class population hesitates to practice business and just simply invests their money in banks, mutual funds, fixed deposits or play the stock market (to grow their capital fast sometimes taking huge risks). Most middle class investors do not realize that these financial institutions give them a return of roughly 12% being the maximum on their investment where as I strongly believe that businesses such as construction can give them a return of 50% being the minimum on their investment. The construction industry is the second largest industry of the country after agriculture. It makes a significant contribution to the national economy and provides employment to a large number of people. The use of various new technologies and deployment of project management strategies has made it possible to undertake projects of mega scale. Because the return is so high many middle class businessmen are turning to this industry but they still do not have sufficient detailed information to enter the industry. Reason being that this business has over the years only been practiced by the big players (big entrepreneurs) and huge corporations. This turn in practice has recently taken place in India, especially in the metropolitan city of Kolkata. My thesis focuses on the construction industry in Kolkata, India.The second part of the thesis introduces the reader to the real estate industry of India giving a complete analysis mainly in the industry level and then describes the growth and identifies the market opportunity in the construction industry of Kolkata.In the third part I have used Gen Next Builders, a local construction company as an example to complete an entire construction project profitably showing the procedures to set up a company, different legal bodies involved in the industry, payment schedules, important factors that could attract investors and moreover identifying the most important factors a company should avoid when entering the construction industry in Kolkata, India. The fourth and fifth part focuses on investment and profit percentage that an entrepreneur or an individual can make fourth part highlighting the potential profit analysis using the Gen Next Builders case as evidence, fifth part comparing other investments that financial institutions are offering. Finally the sixth part draws up the conclusion answering the title question whether to Invest or Not?...
