| Urbanization and the urban development strategic decision is one of the most significant components ofthe country’s social economic development strategies. Land is the foundation of the urban economicdevelopment. So, the reasonable allocation of the limited land resources during the process of urbanization andthe boosting of the economic level of urban land use are related to the healthy enhancement of urbanization,but also to the smooth fulfillment of our social and economic sustainable development strategy. Urban landeconomic density, as an important index of reflecting the output level and the economic benefit of the urbanland utilization, is a very good access point of knowing whether the urban land use is reasonable or not, thestudy of which also bears a great significance.Based on the theoretical and practical needs, this thesis takes the municipal districts of the 17prefecture-level cities in Shandong Province as the research object and summarizes the relevant researchprogress both at home and abroad as well as the relevant theories to investigate the spatiotemporal distributionlaws of the urban land economic density of these areas, including the spatial distribution features, the dynamiccharacteristics of the regional discrepancy and the development speed. Then, according to the Cobb-DouglasProduction Function, the analysis of principal component, stepwise regression and the method of dataenvelopment are used to give a relatively deep analysis of the influencing factors of the urban land economicdensity from both qualitative and quantitative aspects .Moreover, on the basis of this as well the regionaldevelopment situation of Shandong Province, some countermeasures on the further optimization of the futureurban land economic density and the development of the urban economy are proposed.According to the research, the urban land economic density of Shandong province presents a rising trend,obvious peaking effects are found in the spatial distribution, and the spatial distribution pattern of the urbanland economic density varies greatly from the year of 2001 to 2009. As far as the whole province is concerned,the regional discrepancy of urban land economic density dwindled first and enlarged afterward and there existsa significant difference of the urban land economic density in various cities , especially in those cities with ahigh density of economy. From the analysis results of the global autocorrelation, a relatively weak negativecorrelation and a certain degree of spatial differences exist in the integral space of the urban land economicdensity of Shandong province. And the year from 2001 to 2005 saw a constant expansion of the integral spacedifference, which diminishes in the year from 2005 to 2009, but never appears a phenomenon of spatialagglomeration. From the analysis of the local autocorrelation, the marked change of the local spacedistribution pattern of the urban land economic density of Shandong province can be seen, among which,Qingdao’s growth-pole-effect has improved greatly with a further enhancement of its radiation function, andthe economic strength of the new industrial cities like Rizhao is strengthening. While due to the improper landutility in cities of relatively strong economic strength like Linyi, Weihai, Weifang , no effective advance ofurban land economic density is achieved. According to related theories, the ten major influencing factors of the urban land economic density can beconcluded from the qualitative aspects, as follows: the urban land input intensity, the urban traffic location, theurban land use structure, the urban investment in science and technology, the size of city, the industrialstructure, the urban economic development, the urban environment condition, the land market and the landpolicy. Then, the analysis of principal component and method of data envelopment are used for thequantitative research of the above first eight influencing factors. Next, by using the Cobb-Douglas ProductionFunction, the regression model is built. Moreover, the stepwise regression analysis is conducted to screen theselected factors and the four factors concerning the urban GDP per capita, the labor input intensity, theeconomic development efficiency , the rationality index of urban land utilizing structure is put into thestepwise regression model. Thus, this thesis concludes that the impact of those four factors on the urban landeconomic density of Shandong province occupies 90.4%,which bears some representation as well asomnipotence.Based on the current situation and the influencing factors of the urban land economic density, the authorof this paper holds that to optimize the urban land economic density, efforts should be made to promote therationalization of regional economic structure and layout, foster the industrial clusters, give full play of theleading role of the key cities, foster and strengthen economic growth pole, formulate favorable policies, attracttalents and investments, optimize the urban land use structure, allocate the land resource reasonably, make fulluse of the urban stock land, and improve the intensive use of urban land... |
