In this thesis, based on the research of the competitiveness of enterprises, weselect real estate industry as the research object. First we overview the definition ofcompetitiveness, theoretical sources, evaluation criteria and evaluation methods, thenwe summarize them. After that we use101A-share real estate listed companies assamples to build a competitive results-based real estate enterprise competitivenessevaluation index mechanism, which uses factor analysis to measure the compe-titiveness of enterprises for samples of101enterprise.By calculating and comparing the scores of real estate enterprise competitiveness,and based on previous related studies, this thesis will continue to explore and analyzethe relationship between the competitiveness of China’s real estate enterprise and itsownership structure. That is, based on the special nature of the real estate industry andaiming at the shares of listed companies on real estate property, ownershipconcentration and competitiveness, respectively, we mainly analysis of therelationship, and mainly use the correlation analysis method to explain therelationship among corporate shareholders, ownership concentration and otherinternal groups of and competitive relationships, and each fitted regression variablesand the dependent variable linear equations are described. The following findings areobtained which are different from other industries.(1) There is no correlation between the proportion of state-owned shares and realestate company’s competitiveness. This shows that the share reform mechanism in thereal estate industry has achieved some success results, state-owned shares has reacheda certain degree, and the shortcomings of state-owned shareholder control in the pastdecades has been gradually removed.(2) A large proportion of the outstanding shares have a negative impact on thecompetitiveness of real estate companies. In order to make the outstanding shareshaving a positive effect on the business management, the real estate listed companiesmust take full advantage of the outstanding shares and gather them together.(3) The relationship between the ownership concentration and the competitive ofthe real estate companies are positively correlated. This shows that the real estateindustry is a highly profitable industry, the major shareholders would like to pursuethe maximization of utility, and thus the real estate listed companies must maintain theconcentration of company stock. Conclusions show that our research results have important theoretical andpractical significance on training the real estate business, and enhancing thecompetitiveness of the real estate business, guiding other investors or stakeholderscoming into the real estate business.
