The Study About Competitiveness Evaluation System Of Chinese Listed Real Estate Companies

From the 1970s ,Chinese real estate have developed rapidly. During these years, real estate enterprises and the market are more and more mature. According to statistics, by the end of 2007, the number of Chinese real estate enterprises has exceeded 58,000. Among them, the listed real estate companies are the main force in the real estate enterprises, and have a major impact in the trade of real estate. as more and more real estate enterprises appear, competitiveness of the real estate enterprises is so fierce. Under such circumstances, the listed real estate companies want to survival and development,must be market-oriented and to seek,accumulate and integrate resources to form competitiveness and enhance their competitiveness. Therefor how to properly identify and evaluate the competitiveness of the listed real estate companies is of great significance.First the thesis sum up and summarize systematically to the former research results of the enterprises's competitiveness theory, carry on the main existing competitiveness appraising and discerning methods.Second, according to characteristics of the listed real estate companies, it select the related financial indicators and quantifiable indicators to set up the evaluation system of the listed real estate companies .Third, select 50 companies among a large number of the listed real estate companies ,analyse their competitiveness by factor analysis ,then come to the ranking of 50 companies' competitiveness.Finally, according to the ranking of 50 companies' competitiveness ,compare the top five companies and the after five companies,and make recommendations of enhancing the competitiveness of the listed real estate companies.
