Practical Research Of Competitiveness Evaluation For Listed Companies In Beijing Market

With the continuous development of urbanization in China and the rapid growthof market economy，the deepening of the policy of industry transformation to the thirdindustry has been rapidly developed. According to the China statistical yearbook,affected by the high profits, increasing ratio of real estate industry in the tertiaryindustry，it has become an important part of the third industry. At the same time，thereal estate enterprises in our country’s facing with unprecedented competition. Withthe rapid development of domestic real estate enterprises and the pouring of abroadenterprises，intensifying environmental changes and severe external threats makes thepressure of competition between enterprises become more and more intensive.Thiskind of situation of the booming real estate industry is especially appeared in Beijing，some enterprises become more and more strong，while some are kicked out. With theChina’s marketization deepened，and also by the limitation of government regulation，the listed real estate companies need to re-examine their investment environment,actively from their own point of view analysis enterprise market competitiveness ofdeficiency， accurately assess their own comprehensive strength，in order to adapt tothe constantly changing risks in the market.Based on the study of the enterprise comprehensive strength evaluation system，enterprise competitiveness at home and abroad and equity structure on the basis of theliterature, selecting the indicators that reflect the strength of the listed real estatecompanies in Beijing integrated system, and25Beijing items in Shanghai andShenzhen two strands of the real estate section listed companies as the research object,using the factor analysis method and entropy value method to the competitiveness ofthe enterprise to carry on the order.In this paper, the concrete content is as follows：In chapter1this paper summarizes the enterprise competitiveness theory from allover the world. The second chapter analyzed the points of application thecharacteristics and components of the enterprise competitiveness, and also reviewedsome of the effected enterprise competitiveness evaluation models, Then explainedthe core competitiveness of real estate. The third chapter introduces the developmentof the real estate industry in China and mainly expressed the real estate industrydevelopment present situation in the Beijing area,Analysis the main competitionelements of real estate enterprises, and according to these factors to select thecompetitiveness evaluation index system of listed companies. The fourth chapter isabout the real estate listed company evaluation method and index weight assignmentmethod choices, in order to provide theoretical support for the final build model.Thefifth chapter using factor analysis method and entropy value method made an empirical analysis to the listed real estate companies, and finally obtained thesatisfactory results.
