Study On The Residential Project Of The Real Estate Enterprise Base On Value Engineering

For the current situation which real estate enterprises are facing with, this article has studied the method of residential project value evaluation during the development phase. The purpose is to use value engineering method to establish the general pattern of value evaluation which is operable for residential project, provide support for the development of residential project, explore the problem of the optimization of the design of residential project and provide practical suggestions to real estate enterprise.Firstly, this paper put forward the feasibility, necessity and significance of the application of value engineering in the residential project, described the basic theory of value engineering, work procedures and methods, and conducted a more comprehensive and systematic overview focusing on the research and application of value engineering, development trends and problems. Based on the analysis of the situation, the author presented the problem of residential project development, lack of adequate market research, ignored the work of the late stage of the maintenance phase, destructive of the natural environment and so on.Then, based on the of the theory of value engineering and real estate development and management, combination of residential product features and analysis of consumer demand, this article defined the function of residential project, established function evaluation index system, determined the weight of each function index factors, formulated the evaluation criteria after imputation and analysis of the cost of residential projects, and presented the method and the general way to enhance the value of residential projects of real estate enterprise.Finally, this paper evaluated value on an actual case of residential project, found out areas for improvement, and raised the measures and suggestions for real estate enterprises to apply value engineering in residential project.
